Serviced offices began in the US, where they now account for 10% of the office market. The concept emerged in the UK in the 1960s, originally as co-operative arrangements where several businesses shared the cost of secretarial and other services.

How much do our serviced offices cost?

With any serviced office in Edinburgh, you pay for the space you need and the services you use. All fixed costs of your serviced office are covered in a monthly payment to the office management company.

As well as the services you opt for, the monthly fee will usually include electricity, water rates, heating and air conditioning, general building maintenance, refurbishment and cleaning as well as a contribution to business rates. Serviced offices are typically defined by the number of people they can accommodate. For instance, a one person office is usually about 100 square feet in size, and a two person office around 120-150 square feet.

Prices vary considerably, depending on the quality of the office accommodation and range of services offered. The location of a serviced office and the position of an office within the centre will also determine its cost. To a certain extent you will also pay for the image. If you want to look like you have top of the range offices in prime areas, that is what you must to pay for.

Why use a serviced office?

In the current economic climate, small businesses cannot ignore the flexibility advantages of taking space in a serviced office with other firms. While they are relatively new in the UK, serviced offices have been an intrinsic part of the North American property culture for more than 30 years and they are steadily gaining the same level of acceptance across the UK. In fact, it is estimated that serviced offices in the UK will operate more than 300,000 workstations by the year 2006.

The modern-day serviced office provides a total occupancy solution which should have considerable appeal to small firms. Not only do serviced offices provide fully equipped offices, ‘hotdesks’ and meeting rooms, but they also a wide range of secretarial and support services.

Serviced offices offer a very attractive proposition. With no capital investment required to buy or lease office equipment or furniture, they offer customers immediate access to fully furnished and well-equipped workspace in city centres and in key business districts across the country. This allows the user to concentrate their time and resources on their core business from day one, while reducing their financial risk to the minimum rental period, which is usually three months rent.
