Travelling to Edinburgh Office Locations - Leith

Pedestrians and Cyclists
Pedestrian access to the site is reasonably good from all directions.  The Water of Leith Path and The Shore, have good pavements and street lighting. Pedestrian access from the north along Bernard Street / the A199 is similarly good with wide pavements and good lighting. There are two pedestrian crossings across the A199, one on Bernard Streets close to the junction with Baltic Street and one at the junction with Commercial Street.  These crossings feature good pedestrian phasing and dropped curbs with tactile strips.  Constitution Street to the east also features good pavements and street lighting.

Many of the streets and pavement in the immediate vicinity of the Business Centre are quite narrow, but the cobbled surface of many of these streets keeps vehicle speed low, suggesting there is not a great risk to pedestrians from excessive vehicle speeds.  The narrow width of the carriageway on Maritime Street results in vehicles being parked illegally - partly on the pedestrian footway - which while ensuring sufficient access for other road users, restricts pedestrian access.

There are no designated cycle lanes on the street network around the Business Centre; however, there are general routes off the main thoroughfares to reach the centre from most parts of Edinburgh and there is a paved, off-road cycle route running through Leith and along the Water of Leith southwards through Canonmills to the West End.  Edinburgh City Council has produced a series of 7 detailed cycling maps for Edinburgh which may be useful for tenants planning to access the Business Centre by bike, including the Water of Leith and the North Edinburgh Path network.

Buses
11-13 Maritime Street is served by an excellent bus network operated by Lothian Buses and is conveniently located within a few minutes’ walk from a number of bus stops. Figure 1 below identifies bus stops in the immediate vicinity of the Business Centre, most of which are equipped with shelters and provide users with real-time bus information that identifies when the services will arrive and depart from each stop.

The Edinburgh Office Business Centre is located on or close to a number of frequent bus routes operating between Leith, Edinburgh City Centre and other parts of the City including the 16, 22, 35 and 36. Details of these services are outlined in Table 1 below.

All Lothian bus services in Edinburgh cost £1.10 flat fare, regardless of the distance travelled, with no change given on the buses.  An adult day ticket costs £2.50 and allows unlimited travel on any standard Lothian Bus service throughout the day. 
Lothian Buses also offers an electronic advanced purchase ‘Ridacard’ payable weekly, monthly or annually and offering a significant discount on normal fares. A monthly ticket offering unlimited travel on all Lothian bus services for trips costs £37.  Ridacards are available from any Lothian Bus Service Centre and can be topped up in the same way as a ‘pay-as-you-go’ mobile phone at any PayPoint machine.  For further information go to: http://www.lothianbuses.co.uk/tickets.shtml

Trains
There is no mainline train station in Leith.  The nearest station is Edinburgh Waverley Station on Princes Street.  The station is easily accessed from the Business Centre via the Lothian Buses 22 service (15 minutes, £1.10) or by taxi (10 minutes £8). Personal Vehicles
11-13 Maritime Street is located in a block of land with Maritime Lane to the north, Maritime Street to the east, Water Street to the west and Queen Charlotte Street to the south and is located just off the A199. These roads link the Business Centre to key routes on the road network, including:

The A199 which runs through Leith as Salamander Street, Bernard Street and Commercial Street and connects to the A902 to the north and the A1 and A720/The City of Edinburgh Bypass to the south.
The A902 runs through the north of Edinburgh and connects A720/The City of Edinburgh Bypass and A90.
The A1 runs south of Edinburgh to Berwick-upon-tweed and to Newcastle Upon Tyne.
A720/The City of Edinburgh Bypass circles the city and connects with key distributor roads including the A68, A702, A71, A90 and the M8 and M9.

A one way system is in operation on the streets around the Business Centre with traffic moving south down Maritime Street and north up Water Street, with Queen Charlotte Street, Maritime Lane and Carpet Lane providing links between these streets.  See Figure 2 below for further details.

Many of the streets in the immediate vicinity of the Business Centre are quite narrow with cobbled surfaces necessitating slow vehicle speeds.  The narrow width of the carriageway on Maritime Street results in vehicles being parked illegally partly on the pedestrian footway.
There is limited free on-street parking in the streets surrounding 11-13 Maritime Street and in the square adjoining Carpet Lane and Maritime Street. High demand for spaces means that it may be difficult to find a space in this area after 8.30am.
The limited availability of on-street parking in the vicinity of the Business Centre can cause problems for those accessing the business centre by car as there are no dedicated visitor spaces. Both clients and visitors can be made late for appointments due to the time required to search for a parking space.
